A flat fee listing is for home owners that are comfortable dealing with the ins and outs of selling their own home. This is also known as Limited Service Representation as the agent does very little besides listing the home on the RMLS.
Since I don’t pay $20,000 to work at a large company I have a more flexibility with my options.
After seeing quite a few listings by a flat fee company out of California, I realized that I could do a better job and give better service. The nice change is that the money is upfront unlike a commission which may never come to be which is why commissions are usually high. High risk for high reward.
